Free Advertising For Vacation Rentals

One of the most asked questions in my line of work has to do with vacation rental exposure. Most people want to know how to get people to view their particular property. While it is easier to market some vacation rentals over others, all property managers and vacation rental owners should take advantage of a few unique marketing techniques. While certain paid advertising is debatable, free marketing should be on everyone’s “to do list.” Surprisingly, many owners do not take advantage of the free adverting possibilities…online and offline.

This particular post will only include free options to help market your vacation rental. Paid advertising deserves it’s own post. Don’t worry, it will come at a later date.

  1. Blogs – All property owners should consider starting a blog. Blogs can be set up for free and, when used properly, can be an effective marketing tool. Two powerful options include Wordpress and Blogger.
  2. Social Networking – I can’t promise this current buzz term will last forever. However, I can view traffic stats from websites like Compete.com and Quantcast.com. Sites like Facebook and Twitter have literally exploded in traffic growth. Setting up a profile or user name is very easy and user friendly. You can use status updates and tweets to highlight features, amenities, and specials.
  3. YouTube – Over the past few years online video viewing has become very popular. As internet speeds increase, watching videos online should continue to see growth. Take advantage of starting a YouTube channel. This will allow you to upload videos of your vacation rental (consider purchasing a Flip). Customers will always like pictures but videos can certainly add a little flavor.
  4. Websites With Free Listings – Consider sites including Skip Jump, Craigs List, and Arrange Your Vacation.
  5. Email Newsletters – If you are the owner of a 1 – 2 properties this is very possible and can have great benefits to reminding your customers to rebook. It shows your clients that you care. If you do decide to email past guest, follow the Can Spam Act. I wouldn’t make a habit of sending weekly or even monthly emails as this can be counterproductive.
  6. Classified’s – A lot of local newspapers will allow readers to post classified’s online.
  7. Affiliate Marketing -  Consider offering large discounts to past guest who bring you a few reservations. For instance: If you bring me 3 paying customers, I will give you a 25% discount on your next stay at our rental property.
  8. Press Releases – If you are a writer or enjoy writing, consider creating and publishing a few press releases about your property.

    Great posting. Most VR owners don’t realize all that’s out there for free advertising. There are a handful of free listing sites also. For us, in New York’s Catskill Mountains, fir example, the Catskill Guide On Line has been a great listing site that has brought in quite a few renters. There are many others!

    One thing I’d like to mention. A lot of the free VR sites will list a vacation rental but require a back link to their site. We don’t do that because we feel we don’t want to push renters to a larger site with the competition. So, while technically free, there is a “price to pay.”

    Good post,
    I have a vacation apartment here in DC and as for free vacation rentals listing, we have been using http://www.guesthousenetwork.com on top of the ones you mentioned. Over all it worked fine for us and we are able to rent our short term rental.
